Are there any seasoned RE agents/ REI that have experience with the Philadelphia/ DE markets.

Being an agent requires overhead. 

I am in search of a reliable CRM system that can efficiently host all my contacts, integrate with Google contacts, provide a robust phone system, and keep track of all my leads, network, and activities.

Neither involve any pitches or selling... just real estate minded individuals (investors of all levels - from want-to-be to seasoned professionals - realtors, service providers etc) that get together and discuss real estate investing.  

If the person was a licensed real estate agent, there could be recourse against them.

Well same question here, what value do you provide? 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

They tend to find the worse for wear properties at the lowest prices, so if you're looking to do heavy rehabs that's a good starting point. speaking with other flippers in the area or real estate agents would help give you the best idea of what you may be looking at for ARV's and rents if you planned on holding any of your properties. 

I would recommend adding $25 to the cleaning fee and an extra $10 per night to cover the cost of providing a grill for guests.

You need to set  an expected ROI and set your rents to provide you that profit.
