What's crazy is I worked about 4 or 5 installment sales for a client who was getting the properties through tax lien foreclosures this tax season and selling them on installments and I just pulled up the files making sure I did them correctly and I did them exactly as you outlined.

We have not yet sat down to discuss our operating arrangement, and will certainly have something drafted by our lawyer outlining roles and responsibilities - very important as we have read. 

Daniel-I've chosen several books from foreclosure to flipping and am reading a very good book  now that outlines the process from finding, fixing, and selling.

I also use it to organize book outlines that I create from reading.Im sure there are many other benefits the app offers that I should utilize.  

Although this contract will outline the main terms of the lease agreement, this is not an actual lease agreement, but a contractual obligation between the landlord and Section 8/HUD.

I am still in the process of deconstructing David’s books and developing a visual info graphic that outlines his books in a visual form ( I will post it once I am done!)

Hi Joe, while I respect your perspective and absolutely think that every investor can come up with their own strategy that works for them within their financial position, risk profile, experience and comfortability, I do think you have misunderstood what I was outlining above. 

The first thing you should do is outline criteria/strategy (even a small strategy) that you are comfortable with and execute on it!
