It looks like smartbnb has some functionality for auto-responses when they detect keywords but I haven't tried that yet and still respond manually to these myself. 

It will be easier to keep your accounting organized.

Perhaps there's some great ones who have relationships with big management organizations, but IMO a broker who scans ads for inventory to show is a bottom feeder.

My suggestion is to get involved with your HOA, go to all the meetings, and remember you are part of that HOA, get on the Board if you have time, and want to keep an eye on daily functions and financials. 

I'm considering organizing a meetup of BP members once I get settled in.

They want a house with four walls, a functioning roof, and rough and finish materials that work.

The probelm with the current city programs, which aims to improve real estate through grant money will not work, because real estate is just a function of the people making up the neighborhood.

IE: The kitchen is utterly gross and 65 years old, but technically it is a complete & functional kitchen with no glaring health/safety hazards, etc...
