HI Vince,Nice job with the interior, and the carport is a good feature too.If this were mine, I'd add a cement fire ring and a picnic table in the backyard.Also, I noticed no curtain rods.If it wasn't already rented, and If your not going to have blinds installing curtain rods might be a good move.Because tenants in this type of rental sometimes hang (heavy) blankets from rusty reused (16d) nails as curtains, and that really chews up the walls.Hopefully your tenant stays long term.Good Luck!

Maybe you simply join NARPM and start hanging around their meet ups or conferences....asking a lot of questions. 

The biggest thing for someone new is you should expect some learning curve and not do great until you get the hang of things.

Most of the work is already done, demo was done and rough ins are complete, but we do not want continue until we sort out the permit situation, we have sub contractors lined up and ready to go to hang sheetrock and finish electrical. 

However this strategy isn't for someone who is not use to being uncomfortable because your dealing with emotional people that sometimes cuss you out, hang up on you, or politely decline your service.

But I thought I was to settle down and just hang onto my current portfolio, this side of the business would pretty much go to zero

This is spring time, houses are best to sell at this point so hang tight if its worth it to you.
