Multiple I've talked to have said that's not a wise plan asset protection wise.

One of the best ways is to get an Investor Visa if you intend to invest in multiple properties.

Then you can have a conventional roommate situation and save money towards the next down payment.

In your situation with a big house, I think this might be worth it.

. - Multiple unrelated fund mangers with deep experience (so one can't get hit by a bus)- Lends at conservative LTVs, stage-gates release of funds based on project milestones.- All loans are in first position, with senior rights.- Lends only to experienced borrowers- Has good liquidity - 1 year lockup or lessThe problem is that no fund meets all of these criteria.

What if there are no other units of similar size similarly situated have recently sold? 

We've spoke with multiple banks at this point to get a few options. 

Hello all you amazing people,In the process of trying to use creative financing I continuously run into the situation of realtors not believing that Subject To and Seller Financing are legal.Any ideas where I might be able to find legal proof that these are allowed in KY?

It's impossible to tell things when you use the same finishings in multiple rooms, but don't label the room.
