I just attended the Space City RE investors meet up last month and it was nice chatting with like minded investors and listening to their speaker. 

In my mind this is pure insanity from all sides.

Both are active style of investing so note that there's a big learning curve either way.

Also, keep in mind that PMs often have add-on fees for tenant placement, managing repairs etc in addition to collecting a fee for monthly management.

Keep in mind this would be merely for management purposes, adds no additional liability protection.

It sounds like you learned a TON and still made money.On the topic of financials, would you mind sharing what your (annualized) cash-on-cash return was from this deal?

However, be mindful of the higher interest rates and fees associated with hard money loans compared to traditional financing.

Please keep in mind for tax purposes LLC are passthrough by default.
