@Miles White  @Jeff Copeland  Is 100% right unless you can find reliable comps where this property ARV for 300,000 then your best bet is to advise seller to try the retail route and if you have a realtor you have a relationship with do the referral and negotiate a Bird Dogging fee.

I would look closer to Frackville or anywhere thats closer to Interstate 81 for workers getting to/from the many plants withing 15-20 miles.  

In Ventura County, the same size home could differ in price by over 200K within a couple of miles of each other. 

Once you have a property under contract, I would a find a Broker to look up all of the houses with a 1/2 mile radius or so that were bought for Cash in the last year.

Given that we also have in house property management, the best by miles, it helps a lot of foreign investors who don't have boots on the ground here.

I work 60 miles from my house and I plan on staying there when I have to work.
