Don't program directly from the MLS unless you felt like you build great rapport, and or have been signed to a buyer agency agreement. #2 - Send them a text every 2 weeks like "Hey, just checking in on you, have you been getting the emails I've to send you, let me know if you need any help."

I can only hope that your present Realtor has a Buyer's Agency Agreement with you otherwise I fear that they will suffer from your relationship with them.

The basement unit is at "best" an "accessory dwelling unit," but even if the appraiser had called it that, the loan application would have been denied because none of the agencies (Fannie, FHA, Freddie, etc) will lend on 2-4 unit real estate that also has an ADU - they only acknowledge the existence of SFRs with ADUs.

Your only option is non-agency loans but even there the options are No Ratio ( you still need 2 y work history), Asset Depletion ( if you have hundreds of thousands in assets) and DSC (debt service coverage) where 90% of the rent needs to cover the Total mortgage payment (tax and ins included) the latter one is only for investment properties but they will not allow a first time homebuyer on an investment purchase.
