Flipping a house looks like flipping a burger, buy cheap and sell at retail, right a very lucrative business but it is not, that is what your aunt thinks , there a lot of tease arch and hard work is involved.It is not always profitable as it looks like so help your aunt by explaining her that there are a lot of variables in this business and one goes wrong could loose all her money.I hope she understands.

You can sell a property on your own but to be honest for sale by owner properties do not get nearly as much traffic as a property listed on the MLS, you avoid a realtor fee but also you potentially loose out on more buyers which is what will drive up the price of your property.

I plan to send letter to these people because they are motivated to sell because they either don't want the land or they cant afford it and I will offer to pay their taxes and give them some cash for the property because they will loose if it they don't pay anyway.

So our question is, what are others doing to protect their rental properties if property taxes get out of hand due to inflation and you can't raise rents due to a depressed economy.In light of the Canadian dollar dropping, their resulting inflation, the current risk in the economy and the US dollar slowly loosing it reserve status and with the new Dodd Frank bail in banking laws, cash in the bank is now considered a loan to the bank.
