I've found many realtors are more then willing to give direct feeds of newly listed MLS properties and some are even willing to list a property with my contact info for a set fee.

Marcia,If a relative is charged below market rent (second home taxation) but 2 others are non-relative renters, wouldn't it be 33% of the mortgage and taxes be deductible on Schedule A and 67% be on Schedule E?

For the electrical we had to call PG&E to come out an unlock the breaker box so we could change a main breaker just to run our inspection on the houses electricity.

I pay for MLS (Like you would anyplace), my E and O Insurance (Like you would any place, though unlike MLS this can probably vary a little), and like $200/yr in office dues which I think is pretty cheap.
