In 2022 I purchased a real estate course and am wondering if it's possible to write it off on my tax return.

With current rates around 7%, shouldn't there be an opportunity to purchase properties that were bought with adjustable-Rate Mortgages (ARMs) at 3% in past 5-10 years that are hitting their reset period this year 2024 or in 2025?

I purchased a 4 unit property 18 months ago in the detroit area.

I want my next purchase to be a 4-unit multi family property.

Taking it a step further in the Phoenix market, I'm willing to pay the Roam fees (1% of purchase price)for my buyer out of the buyer side commission.

The summer would make the most money and I would have missed this summer’s income since I haven’t purchased the STR yet.

I used the values from the realtor.com website for purchase information and expenses, and the bank of america calculator to estimate closing costs.

Unless you already have buy & hold investors lined up make sure you have a reasonable inspection period as showing occupied properties can be a real pain unless your buyers only care about the rent & purchase price.
