My regular work schedule is 8-5 and I want to make a better use of my hours after work; so this summer should be quite interesting for me.By the way is there a quick test for what would be qualified as “a presumed great deal” Such as a certain percentage or criteria.For example if you purchase a property for 70 % of its ARV, is it considered a great deal ?

Jon Holdman I agree that although the back of the napkin calculation has it's limitations, it is certainly a quick way for a newbie to determine whether an investment even passes the sniff test (which is why I suggested searching the BP forums for worksheets/analyses that account for additional details).

Corrosion will happen regardless of whether it's gas or electric, so it's worth doing it for both.Also, my understanding is that since the gas heater's burners are at the bottom, the sediment can act as an insulator, reducing efficiency (although there are varying opinions on this.)Prior to flushing the tank, you should test the TPR valve.

A large-scale marketing effort like that is labor intensive, and if they have a decent number of listings, I imagine it would be next to impossible to do that kind of thing for even half of them.

@Dylan Grieve On my probate letters I use the same exact letter I use with my high equity owners- saying essentially: I want to buy your house and here's why you might benefit from selling to an investor.I think if the letter tries to sympathize you may end up offending people because they may perceive the sympathy as insincere and that you really just 'want' something from them.I prefer my probate letters to seem more coincidental- they're going through inheriting a house and 'just so happen' to get a letter about selling the house.All that said, the best bet with any direct marketing is to test because you won't know until you try it.
