She's been a great tenant always paying on time over the last year so I've instructed my management company to work with her.I like the idea of extending the lease a year and spreading those payments out over that extra year lease, I've instructed my PM to do this in cases of good tenants losing their jobs.

I did get a better understanding of fiduciary rresponsibilities of an agent and some of the legal technicalities of what creates a legal and binding contract. We were repeatedly told by the instructors that they are here to get us to pass the test, not to teach us how to be good or successful agents.

When I say "basics", they do go into detail in many areas, however they are fond of the mantra "Instruction - not Education" and basically want you to act on the instruction you have to take you to the next step.

One of my primary duties is instructing, and I have asked for many opinions on different subjects so I can share what other people do in the real world (good or bad) and not just my own practices. If you were smart, as you'd like to think you are, you would have simply not posted.

I don’t have anyone specific to recommend, but in case no one else here does either, I wanted to recommend two other options. One would be to attend a meeting of a local RE group such as RIREIG and ask the same there.Another is that, I’m assuming RI housing doesn’t directly recommend anyone but they do sometimes have classes for new homeowners & landlords and besides being generally useful, you could ask other attendees at one of those events.Branching out from that, you could also check out upcoming classes for RI Realtors - if there is a class on 203(k)s you could either attend it (you don’t have to be an agent, though it does cost more for non-agents) or, probably simpler and cheaper, just track the instructor down online and ask her/him for recommendations.
