It's not impossible, but it's not easy either.

You can find a couple in the city limits, but nearly impossible outside.

This carries a certain amount of risk which is why many PML's won't lend this way.It is not impossible to find this lender, but the deal has to be able to support both loans and have some room to increase the value or monthly cash flow quickly in order to make that lender secure.

Now, trying to CF those same properties, at 3-5 times the cost, but not 3-5 times the cash flow, is mostly impossible.

Just replace FCP with private lender which is essentially what that person is and replace HCP with a bank.Granted with no experience it may be tough for the OP to get that initial private loan, but not impossible.

It isn't impossible, but the good wholesalers here spend lots of money (10-20k per month in advertising!) 

But it can be impossible for others who just don’t have those resources.

He may be referring to seller financing but that scenario you described sounds impossible. 

@Michael Rutkowski, I think that Gallatin county and Paradise valley are next to impossible without a lot of luck.
