It's mineral wool, or rock wool.

If the Yellin/Dimon hypothesis turned out to be true, my preference would be to wait until all those boomers are forced to sell at rock bottom prices in the crash and become renters.  

It could also tank and hit rock bottom.

I don't know the KC area, but here in Florida we've got so much moisture and termites these old houses can look fantastic sometimes, but behind the sheet rock are rotted away, and there will be plenty of deferred maintenance.

You can't throw a rock in any direction and hit a buyer.  

I don't even know where to begin, except to say I've got around $40k liquid ready to rock and roll, and six figures in equity between my two places.

However since you said  it was to many reasons, I would just get a piece of sheet rock(drywall the water resistant bathroom version) take a piece of the tile up to Home Depot or wherever and have them paint match it.
