I attended my very first REIA meeting in NWI (Northwest Indiana) last night, and it was a game changer. 

So basically they dont know what they are doing and hoping for a quick buck.The DD is the BPO ($125+), title search ($125+, different than a typical search as you need to see the assignments are recorded), file review (to include the original blue inked note and mtg, allonges, assignments, servicing notes, etc.) which is typically done by you or you will need to pay someone about $300 to do it.Most note investing is numbers, so you need to know what youre doing, planning for, what the owners options are before making an offer, then plan to throw it all out the window if need be and regroup.

The title companies also seem to have little idea of whats going on and told me they would have to disclose my profits even if I used the transactional funding to close then resold to the end buyer.  

Perhaps someone new to the game would like to get in on that one, since you know it’s not trashed or in a bad area.

@Lora BenardAs to the title question for your post...It could go either way in terms of widening the road, and it's a hard to tell without seeing the actual location.

They have more skin in the game then you do.Make sure you get clear title.

City does not care what the title says so long they have received your tax payment.
