@Creighton Biddick personally I love heritage hill, south hill, easttown from a living perspective.

The intent of the question was to understand the pros and cons of rolling in fees as GP contributions and whether it would trigger any red flags from the lender or investors perspective.

I always find it helpful to compare economic indicators to get a sense of perspective when understanding impact.

I'd love to tear it down and work with a builder to just put a fresh new building on it, but from my initial research, that takes a lot more time and permits, and people seem to lean towards taking it down to its studs instead of a full tear down.

Or are you just looking to start fresh with new tenants and upgraded units?

Hey Jayse, I'm fairly fresh to the game, but got my feet wet last year with my first rental property in Bismarck.  

If I sell my current primary residence, and take the primary residence exclusion, and move into the rental property ( which at that point would not earn any more income ) how would that work from an accounting/ tax perspective?
