Under the hood, as an investor, in terms of monthly taxes, based on the above:Good scenario - $140k*.06 (investor v owner-occupied)*.5 millage = $4200 annually or $350/moBad scenario - $230k*.06*.5 = $6900 or $575/moTerrible scenario - $260k*.06*.5 = $7800 or $650/moAs you may imagine, these numbers make or break cash flow potential.Also, an extra credit question: let's say you answer the bad scenario.

You can get a Federal EIN and open a business checking without being an LLC, but there's really no upside unless you want to use a DBA rather than your own name.As far as cards, I just switched to Costco's Visa, 2% cashback and 2 extra years on warranties.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

It's very unlikely a tenant is going to buy a solar system and a Powerwall (plus it sounds like they'd actually need more than one Powerwall or even a Powerpack with extra EV chargers since you mentioned they have more than one EV, a single Powerwall wouldn't be enough in a situation like that).
