It's excellent that you are a realtor - that will help you a lot. 

My wife and I both work salary paying jobs, have excellent credit, have 50k+ in available credit via credit cards, a few personal lines of credit but not a whole heap of savings.

@Jay Hinrichs I got you,  I totally understood, and you make an excellent point.  

I would suggest not buying a fresh green note unless they put 20% down and have an excellent 675 or better Fico with established employment and no history of missing other payments.

The monthly REIA meetup group is an excellent place to meet people in the Richmond area involved in real estate.

I use Access to manage my list but it is overkill for a smaller list.If you are using Excel or other spreadsheet, create a new field to flag records to exclude from your list and use the help button to find tutorials how to filter out records you don't want to mail.
