If someone is targeting a market where there tends to be a cluster of those prone to lose their jobs during these times, non-essential and non-remote capable work, then when that jenga piece of the moratorium is lifted price corrections are bound to follow. 

First, if the closing drags on because of bank paperwork, you don't care because you are collecting rent. 

Mortgage money is essentially free right now so an extra $25,000 on the purchase price because there is a brand spanking new six burner Wolf range in the kitchen can seem reasonable.

Thanks @Jon Crosby, no I am not paying him anything, as he is essentially doing the job "for free" to get equity in the house. so my question is what should his equity be?

I know a few active investors who are essentially flipping mobiles and carrying the paper back to owner occupied buyers.

Do you have any recommendations on cheaper alternatives to agents...mostly just someone to help us through the legal paperwork and make sure everything is legit.

I don't have a problem with working with a buyer's agent but am not sure how that would work as far as commission, who's doing paperwork, etc.

I own investment property that I rent out and take my write-offs, but I just use my CPA to do the paperwork/return.
