Do this by comparing the prices of similar 3/1s of different size (again order of preference if available: both condos in same complex, condos in same area, SFRs).From my experience as a renter, I have found that the square footage has less of an effect than you might think.

You'll be wasting your time if you talk to people that don't have 30-40% equity; even if they're motivated, they can't negotiate below what they owe...Think about the wants & needs of the people on both sides of the equation and understand how you can put them together for profit!

So in the end I do not waste too much time with it, I delegate as much as possible.I work for free like stock investors do when they have to follow up the market every single day.I am now looking at Hamilton apartment buildings with 10 apartments because I am not interested in buying 150K properties and have to manage tenants and repairs all over the place to just get $500 per property at the end of the month.
