Providing the OP with my assumptions in a response when said assumptions are based on extremely limited information would be less than valuable to any of us.  

Bottom line is I am looking for a Biz Op that has not problems and I make lots of money.

Having a RE license is not going to move the needle given what the OP described.

Trying to scan through all the posts with RE deals is making my head spin and some are really concise while others provide nothing but, "reach out if you want more details" which then makes the OP have to send the same info to 5-10 different people.

I'm super curious what you found - everything I saw was co-ops or similar.NU grad students also have reliable income - the university asserts it funds all PhD students for 5 years, including a housing budget that students can take to whomever they wish.

Of course I am in one of the hottest markets in the world, during one of the longest bull markets ever.It would be more succinct to say, traditional general and some specialty merchandise retail is dead, as we previously knew it.But as the OP said and as many previous economists have said, we are turning into a service economy.
