Loans of 200k to 500k or even under 1 million won't get most commercial lenders out of bed in the morning.It's a headache to them with little to no money being made and the deal is harder because the borrower lacks experience usually at this small level.

Is there an official document where landlords could review the maximum allowable rent for 2 bed 1 bath or 3bed 1 bath ?

The details as provided. 10 units(5 Duplexes), 2 bed 1 bath per unit, 640 square feet each, 2/3 acre, built in 1986, new exterior paint, new fence along parking lot, many interior upgrades: resurfaced bathtub surrounds and kitchen counters, tile floors, central heat/air.

Also, I have a 3 bed, 2 bath rental property in selling in GR. 113K, rents for 1250.

Plan is to sleep 10 - 2 king beds, one queen + bunk bed in 3rd bedroom, and then queen sleeper sofa in game room.
