We are thinking:-3x rent gross (combined or single income)-640 credit score-No evictions or criminal history-Will verify income with paystubs/calling job-Previous landlord referencesWe will use rentprep.com since they say they verify everything that is reasonable.

It simply means tenants (occupants) of the property are responsible, pay on-time, and don't damage the property, don't indulge in criminal activities or violence nor pose threats).

You run the criminal background check to confirm if a applicant is a sex offender.Bottom line is you still have the ability to reject any applicant you choose for personal reasons even if it is their appearance, attitude smell etc.

It's so one-sided to ask for financials and a credit report and a criminal record from a tenant when they are not really in a position to do the same.

They may end up being great tenants, but if they are unwilling to submit credit, criminal and eviction reports I would keep looking.

I use a real state agent, their able to screen (credit, criminal) the tenants and show the apartment without interrupting my schedule.
