We are thinking:-3x rent gross (combined or single income)-640 credit score-No evictions or criminal history-Will verify income with paystubs/calling job-Previous landlord referencesWe will use rentprep.com since they say they verify everything that is reasonable.

You run the criminal background check to confirm if a applicant is a sex offender.Bottom line is you still have the ability to reject any applicant you choose for personal reasons even if it is their appearance, attitude smell etc.

I use a real state agent, their able to screen (credit, criminal) the tenants and show the apartment without interrupting my schedule.
