I have no clue where this is but in most parts of the country any triplex you can buy for 35k will be in a rough area and need more than 18k in repairs. 

You'll be in eviction court all the time, and probably be dealing with a lot of maintenance.

Most parts of the country from residential to commercial it is tough.

He said no, I filed with the state contract licensing board and I took him to court. 

That line seems to be standard across the country.

And of course, the "rich" towns surrounding Orange, such as Short Hills, Montclair, etc. are day & night different than Orange, almost like it's a tale of two different countries.

I had filed for a court date for the unpaid rent, and after they moved out was advised as such: to not go to court so it would be "passed" and stay on their record.
