I recently bought my second small commercial property!

I am reconsidering if I should hold the flip under the C-Corp or perhaps create a NEW LLC or S-CORP, take out a SBA Loan, fund the house, and pay back the loan immediately and have access to the profits for a future flip or to re-invest. 

Went to inspect one yesterday in fact, as it was Unoccupied and the Realtor could grant me access...many you can not get into so it’s buyer beware.  

This gives you time to plan your next move, improve your credit, build up a down payment, and Next, the FHA mortgage can be used on property when you agree to owner occupy; if you want to use as investment, then find a plex unit and occupy one unit.  1 to 4 units are still considered residential, while 5 units and up require commercial lending.All the best~

I have access to around 950 buyers in the area through my partner, so I'm not too concerned about that side of it - he will also be going on the first couple deals with me to help me get my bearings with the sales part.

If it's in an LLC then you are probably going to have to talk with the commercial lending side of the bank.

You can also see if you can get a commercial lender to look at your rental and see if he is willing to refi based on incoming coming in from the property.
