Typically 10-12%, unless you have a pretty big portfolio.What about water/sewer, lawn care, snow removal, and admin/professional costs.I bet you end up between $800-900/month cash flow, but that's still really solid!

You never know what situation a person is in, you may not be aware they would never sell a home through a Realtor, and you may not know they've had their home listed as a FSBO for the past two months with zero traction.On top of that, mailers, bandit signs, canvas neighborhoods looking for the odd house out of the bunch are your best bets as well.

When evaluating your loan vs. your rental income, is it better to get a longer-term loan (i.e. 30 years) and have higher cash flow versus a shorter-term loan (i.e. 15 years) and have negative cash flow but pay off the loan quicker.

I think your best bet would be to hire/pay someone to come out and give you an estimate on repairs for the property before moving forward.Best of luck to you!

@Emerson Hazell We don't have "trouble" with them, but we take them into consideration when evaluating a deal in Springfield, versus say Enfield (which is 15 minutes south and across the MA/CT border for those who don't know).

Hey Dustin,Your best bet would be to download the app Meetup and search around for REI meetup groups.I haven't been on the app in over a year, but I remember a few groups that focused their meetings around OOS investments.
