If it takes 50 hours to get a property tenant ready and 40 course hours to take a college class that can add $ to to your career, I can see how this might help.I know an investor, here in Philadelphia, that pays a full time cold caller, to find deals; but he never seems to add that paycheck against the deal.

We have had some pretty cold weather, some as low as 29 degrees below zero, so it is not a great time to get new renters, not a lot of folks moving in December, January and February, although I did redo another house that emptied in November and have it rented back out.
