What would be the estimated cost to fix the issue if it isn't extensive and can be accessed (I am assuming dry rot in garage the way it is described).

A quoted rate is not binding or doesn't really mean anything until you have an LE or Loan Estimate in hand.

I know some of it may be an estimation but I have been curious to see how long it would take to make a  profit from a deal such as this.  

I would recommend getting 3-4 estimates from deck companies so you can have real, hard numbers to work with.

Hey everyone, I have recently been shopping around for a HELOC, I estimate about 65k in total home equity on my personal house and I have a ~800 credit score.

We estimate lease rates for landowners on a regular basis and I can tell you that sometimes lease rates have remained stagnant for decades because of changes in roadways and development patterns.

Awful hard to estimate an electric or other bill not knowing what property it's for ;0

to date, we have accumulated close to $30k, kept in a “high-yield” savings account and earning 2% interest.However, in recent months, we were hit with medical bills which we had to put on credit cards, adding another $16k in high-interest debt.

The new PM company is sending a roof for another estimate.

I find this interesting because, this has happened with every property I've closed on when in fact the estimate seems off.
