Two in the Woodstock area will be ready early 2019 and two in the West Portland Park area will be available next fall/winter.

I would just add that when you do go under contract; have a general contractor with you (if you don't know what you are looking for) during the inspection period to give you a ball park estimate of how much things will cost.

So the homeowners own the common areas -- e.g. the exterior of buildings (including the roof), the parking, the land, etc -- instead of the HOA?

I travel down to Mantoloking all the time, and have been around Long Branch and Asbury Park quite a bit.

It is very much the standard fee across the nation. 50% more late hours or weekend calls.Suggest you have similar equipment when they do not answer your call.

I just put in an offer for a very small mobile home park 10 spaces. 

I am also interested in North Main neighborhoods (Earlewood, Elmwood Park & Cottontown) and certain areas in West Columbia right across the river ("The Avenues"). 

Obviously national averages do not work for this area.

I'm not local to that area but Live Oak and Stearns Bank are two that I know work nationally and have good reputations.
