Check with the local colleges and see if they have a video/media program and see if they will work with you on internship or cheap basis...be they will.

My major concern is, I do not have 5000 dollars to throw down for a down payment the property is a 3bed 3bath and RIGHT next to the college I attend, well attending next semester lol.

Fortunately, we live in a time where so much information is available via free college courses, websites like BP, free books, blogs, podcats, etc...you just need to take the time to find which resources are most valuable.

I rented to a lot of young people- several college students, a high school teacher, a single mom & kid- they were mostly interested in living in that particular neighborhood, I don't think the apartment vs. duplex thing figured in to it.I also agree that separate(ish) yard is a nice feature if you can get it.

Google drive has better internal search capabilities too.Dropbox's advantage is it's is a little easier to use due to it's layout.
