@Jim Jack  Ok why did you not say your what I have to assume is a newbie  wholesaler LOL @Curt Davis.this is all very rudimentary stuff your asking its obvious you need to hit the books.its just amazing to me the amount of people that try to do deals and do not know even the most basic of basics.BP maybe a beginner site but at least work on getting some info on your own.But to answer you question before you totaly l flame mesimply have your seller give you an authorization to check mortgage status.

@Sukhi Singh It takes a lot of moving parts to accomplish what you are talking about and finding the right property management company with the infrastructure already in place is key.My company has housekeepers, maintenance techs, local operations managers and a 24/7 guest service department to help with guest issues/concerns.

You could put strong language about guests, and explain that and the ramifications of disregarding it when offering the unit, but additional people in the unit is one of the hardest things to monitor.Sample language:Tenant will not sublet any part of the premises or assign this Agreement.
