The only major things were:-Fence 8k- Floors 9k-Paint-7k-Landscaping-$800Total 25kWhen you look at the comps they have granite counter tops, newer paint on cabinets, tile showers, new glass doors, new faucets and sinks, new ceiling fans, lights adding up to another 21k.Obviously my challenge with only 2 deals complete is learning what I need to repair in order to sell on the back end of the deal.

I am not a fan of recasting. you are just shifting funds from liquidity to equity. so for instance, you have 10k in your bank account, and decide to recast, you now have 0 in your bank account and save $XXX a month in a mortgage.

The only issue we've run into is that before STRs were regulated in our city, the competition was so heavy that nightly rates were depressed to the point that they frequently fell below LTR rates.

But you guys are right in that if they are paying a good amount and are good tenants i shouldn't sweat too much on these small request even though they are frequent.
