Can you go over on nights and weekends yourself and lay flooring or paint to reduce your remodel costs? 

Honestly, if you want to BRRRR, it might be better to try to find those deals now, just look for ones with minor rehab (paint, floors, maybe new bathroom fixtures) and you'll start building up a little rehab experience without the risk of doing a larger rehab.

Tell them they are only renting the main floor and you don't want people in the basement. 

A quick inspection didnt find anything huge wrong with it, it will need some floors and some paint, but nothing major. 

We will be replacing flooring, cabinets, lights, vanities, toilets, paints, cleaning up the exterior, addressing the foundational needs and more!

I just need to create a floor plan to show the  county planners the existing modifications.

We had new windows installed, kitchen and bathroom gutted and put together, floors re-done, paint throughout, and landscape completed.
