I think as long as you have authorization from the seller (or yourself if you take possession before June 20th). 

The owner has passed away earlier this year and left in her Will that her friend will have authority (the Judge has recently ruled to authorize her as Benefactor) to sell the house and 100% profits going to her brother after all debts are settled.

Then what you need to do is get the owner to give you third party authorization on the account and submit it.
