The property itself is located in a great area (right next to Disneyland, across the street from a school, etc.) but a bit older in stature, around a C/C+.Thanks in advance! 

@Robert Painter why so long to refinance. you only need 6 months seasoning.

Airbnb type rentals works decent for me near Anchorage BUT our season is pretty much only the summer w occasional one offs.  

We tried calling around, but many lenders don’t want to give HELOCS on investment properties or the ones that do want seasoning of at least 6 months, some even 12 months.

Once you meet the Bank's seasoning requirements, Refinance or HELOC out some of the forced equity.

Older washers and dryers in all units included. 

Any folks have insight into a local bank in Columbia SC area that is willing to do cash out refi on a non-seasoned rental property?

This was the first time that I decided to personally purchase a deal provided by this gentleman.

Most Chicago suburbs don't allow you to add units because they want these older areas to be less dense.

There is no good reason for an employer to locate there and more and more they will move out of the country or south to friendlier states.2)  I regularly pay for the rehab of new properties from the cashflow thrown off by older properties.
