What you are dealing with is a negotiation issue, not a rate issue.

I don't have any pending legal issues at the moment, but I've been thinking I should find a lawyer that I can go to for questions, to review documents, leases, etc so that I can have confidence that I'm not making any silly mistakes that will get me into trouble later on.

I've definitely seen parents purchase properties close to campus to house their kids while they're at school, it's a solid move.

What’s the best way to secure a deal, and not encounter with another wholesaler going after the same property.

I was pizz-poor, totally clueless on how to find a deal so I just did what I could, knock doors and ask. 

And then maybe I wouldn't even worry about the annual fee after a lifetime charge, but to shut down my account without any explanation.
