This is about as loaded a question as 'what kind of car should I buy'. 

All the leases I have seen in my market are terrible and don't cover nearly enough which causes for a BOAT load of headaches for me and my property manager.

But I like what you are doing and if I digged into numbers I think my numbers would be similar: smaller for Airbnb where llast minute bookings are more common than on VRBO . 50 days average seems reasonable to me.As an input I think the last column should not be computed as a direct average, rather weighted by volume (either $ value or number of nights or even number of bookings).

Inspectors may not be trained to calculate loads, size lumber and fasteners etc. . however, they better be able to read plans (and if wood was retrofitted, its not going to be like the plans anymore). 

Since this is a buy and hold property this is not a problem for me and waiting is the cheapest option.I wish I've done this earlier because this lien was a heavy weight on my mind for 2 months.

The brother on the other hand has a load of eviction notices, his references didn't check out (wrong numbers), and has a little bit of a credit issue, he does qualify on income.
