There is money to be made in every cycle and to use the buying opps of 09 to 2011 as the only time you could get REAL deals or GOOD deals does not make a lot of sense.. for those that pounced yes they got great deals.. for those that we too afraid to pull the trigger or were messed up with pre crash assets and could not pull the trigger they kind of missed out on that opportunity however that does not mean we can't all find good to adequate deals today...

I'm close to pulling the trigger at RTA Kitchen Cabinets, but $3k... gahh...

I'm still in the dry run stage looking for virtual dry run deals before I take the big plunge.

When you sell or otherwise trigger some kind of tax event, then that capital growth also becomes a capital gain.

I am in week 6 right now and am having the most ridiculous time to try and get myself to study this dry material.

As a last resort ask about local recommendations, and make sure you trigger keywords, like your closest major city and the type of team member you are looking for.   

If you can really achieve a 46% cap you can cash flow it or can potentially flip at a lower rate of return you should pull the trigger. 

I used to feel like I was always ready to pull the trigger.  

Money dried up some, plus I like my lender to be happy so I just pay him the 2&12 now.  

@Brandon Barnic    Has the depth to groundwater dropped so you don't have the available water volume, is the well dry, or are you not getting the gallons per minute.
