I bought the Mike OH book - funny my wife thought it was ridiculous due to it's title "One Minute to Rental Proeprty Riches" but really he was making fun, with that title, of all the gurus who make their systems seem like a get rich quick miracle course.

Short sales here are a pain.Furthermore...deficiency JUDGMENTS are for Judicial Foreclosures and only occur when the homeowner is foreclosed on via the court system and not trustee's sale.

The engineer will then give you 1 of 3 answers.1) No, you can't tie into the sewer system and you are stuck with septic or other local treatment.2) Yes, you can tie in but you will need to build a lift station and pump the sewage to the City system (can be expensive).3) Yes, you can tie in and you can do so by a gravity line with no pumping (usually much cheaper.)Good luck.

For additional information and requirements, refer to 24 CFR Part 39. (3) Replacement Systems. a) Heating, ventilating, and air conditioning system supply and return pipes and ducts must be insulated whenever they run through unconditioned spaces. b) Heating systems, burners, and air conditioning systems must be carefully sized to be no greater than 15 percent oversized for the critical design, heating or cooling, except to satisfy the manufacturer's next closest nominal size.

They get me off of the computer and the recliner and lead me to the final goal of being able to spend more time with my family (and my wife doesn't mind me doing all the work I am accomplishing as well :) ).Last month's goals were to paint a room and cover, install and wire into the electrical system smoke alarms, tar paper and shingle the patio.
