We live on a beautiful little island right outside of Wilmington, NC, but along with that comes hurricanes!

A large reason for this is the lack of contractors on the island itself so it effects the demand cost of doing business on the island.

Try flipping a house on Long Island, instead of dealing with one centralized building department for the county or city, you'll be dealing with a million small villages whose building departments are run by patronage workers.

Finally, another comment you made somewhere about places one would love to live in if they could, and you mentioned Whidbey Island and other smaller places in WA which get fewer rainfall than Seattle and still offer outdoor activities, etc.
