Unless it has soft coat and a pretty mouth then it’s priceless .

You will have to pay a premium for labor, materials, & skill set of the contractor you are working with.

Learn the skills, do the work, and grind out deals as cost effective as I can before starting to invest money in ad campaigns. 

YOU need the live interaction the reflection of voices the smooth and quick one line objection handling techniques etc etc.. now wholesaling is all about marketing and sales.. yet no one focuses on how sales skills only marketing IE yellow letters and door knock etc.. but now what the heck to do when you do get a lead.. that is were the money is made anyone can market that's simply a function of money..

Kudos to you though for practicing and cultivating the skill of wholesaling though. 

Personally, I've found the biggest benefit to becoming a commercial appraiser is that it helped me to develop the skill-set necessary to properly analyze any and all deals.

Because of this I am here desperately asking any and all NY landlords/real estate investors for a recommendation of a landlord attorney who in your experience with them has demonstrated a majority of the above mentioned traits/skills.

He's got the right mindset and skills to be successful and hopefully bring me a bunch of deals :)@Ben Richards, I think a meetup in this area would be awesome!
