Many of the properties he gets his hands on are through a combination of subject-to financing (simply taking over the payments from the previous owner and renting out the place to cover those payments, plus some), owner financing (old folks with lots of equity looking to retire/move out of the area) and master leases, where he doesn't even buy the property, but rents it from the owner then turns around and rents it for even more to somebody else.

Each lead a bird dog brings in should be in the same file as the sellers file and you can simply write the bird dogs name on the inside of the file.There are so many ways to keep track.

I simply put a 60 business day assignable contract on the property, and simply by word of mouth sold it for a $15,000 profit within just a few days.With that said, all I spend my days doing, is looking for deals and making offers.The best piece of advice I can give you, is never ever ever look at a property without making some sort of offer on it.

After a few days of the letter being sent out, my attorney received a letter back from the sellers attorney stating that I should back off and that the contract was not enforceable because supposedly the seller was not in "capacity" to enter into a contract at the time of signing.

If I was entering a new market and trying to find a wholesaler friendly title company I would simply call a wholesaler and pretend to be a buyer.
