You'll want to keep your good tenants in the property as looooong as possible - cash reserves required by lender for your purchase - you'll want to see how much they require to see the range of property you can afford - overestimating occupancy - if you have a resident move out that's likely a solid 1 1/2 months without rent (depends on market but I'm just using averages) and if you have to evict that's likely 2 months without rent

On the positive side, sometimes banks will give you a great price on a foreclosed property, so it can work out very well, as long as you clearly see the potential issues.
