@Dawn TIpton just keep in mind any prepayment penalties with the hard money loan. 

The drawback is I don't learn much when there is no issue (I don't want to seek them though).

Of course, money talks and the investors who are willing to check out the property ASAP and have a proven track record of being easy to work with are qualities he seeks in his clients which are all understandable since they work on 100% commission and their time is valuable just as ours. 

If it's actually for Saale, listed as a REO, either; 1) it won't seek for that price if it really is such a steal, or. 2) you're missing something, and it's not the deal you think it is, or it would have already sold.

Most banks will not lend to LLC's.Find a good real estate attorney, perhaps by networking in your local real estate investment club, and seek their advice.

And if you haven't already, seek legal counsel with regard to your Purchase agreement.
