Definitely not a scam, they're changing her comp structure and really screwing her unfortunately so she is now looking to quit the property management company they use.Her suggestion was to use her (or some other management company) just to place tenants and write the leases, but do the day to day management myself.

But…I pay 8% of collected rents, 0% of first months rent (this has always seemed like a scam, just charge a higher percent), and I am pissed every time I’m charged $125 to renew a lease, 50% is stupid for a renewal.

If they won't provide it, they are a scam.

So just to be clear, you want to scam the old tenant and charge them for things you have no intention of changing?

I assure you, there's no scam on this.  

I would have to throw down several thousand dollars and I want to know that I'm not throwing my money into a scam.

I would strongly advise against charging a fee, it comes across like you are a scam.
