But what they did was keep it as an in house loan and charge an extra 1% (if i remember correctly) for a fixed 15 year rate then a one time balloon to increase interest for the last 15 years of the note.

No disrespect to the previous reply but I think your situation is different; he was talking about multi-units (where inspections can be tricky due to tenancy) and you seem to be talking about a duplex or SFH that you can rent rooms to (apologies if I'm wrong).My point is that the previous replier aired some very salient and smart concerns but I'm not sure they all apply.
