Have a reliable general contractor, even if it is slightly more expensive!

Hello All,I recently purchased a property in Indianapolis and I’m looking for reliable business partners.

Besides TLO, what are some other products available to investors offering skip trace services?  

@Angie Gould Biggest recommendation would be to find some reliable people on the ground.

I want to do it in New York City or nearby in New Jersey.My question is whether there is a reliable online tool to locate where there are sellers' market and where are the buyers market?

The dig up a perimeter and install drain tile with sump pump is the most reliable fix.

What type of RE Liability Policy are you referring to?

At the very least, I need a good, reliable housecleaner.

Or is the inspection provided in their listing reliable?

Different areas have different "normal" expectations of tenants.In my area of CA, pretty much none of the SFR come with a washer and dryer or refrigerator..... the tenant provides those....in my TX SFR, all the comps provide themIf the landlord provides the appliances, then the landlord is responsible for maintenance, repairs and replacements etcI see some pro/con to providing the appliances...... pro is that you have control of them i.e quality and reliability..... but the downside is that you have to repair and replace if issues....the con to having a tenant provide them is you never know what they will provide....is it a total POS that is gonna burst into flames or leak water and damage the unit?
