Speak to a lawyer but when you transfer you are not getting asset protection as your name is still on loan and it was not an arms length transaction - unless you transfer deeds to random people as well for free and pay the mortgage for them could you show this is done in normal course of business.Transferring to a LLC is a waste of moneyGet insurance

Worst case, this guy is, like @Tom Gimer said, trying to default the elderly, shady backroom deals, people signing NDAs randomly. 

To be honest, I'm still not certain what this guy's plan was...To try to keep a long story short - I sent the Mortgage specialist an email stating all my concerns and questioning the credibility of the email he forwarded me from a random person who didn't even seem to be affiliated with the bank.

Even random people moving in the house have right so just be "very careful"

Loan documents are state specific, which means you don’t use something you find randomly online.

What I feel like I've missed out on is talking to random residents of the town I interact with.

Speaking for myself, I'm not comfortable cold calling a few random CPAs. 

You should listen to an attorney's advice over random people on a forum.
