You can easily transfer title to your LLC shortly after purchase.From what I've heard, land trusts don't provide any asset protection or tax benefits as an LLC would so DEFINITELY speak with an attorney before going down that road.

You might need to just pass the info along to the tenant and their family/friends, but you can say that you've gone above and beyond in trying to help them out, as well as trying to protect your investment.

If you want to be extra safe, buy umbrella insurance and it will provide even more protection for very little cost.
